Tampa's Westchase Area Neighborhoods + Homes - What You Need to Know
In a previous post, I talked about the Westchase community, but what about the surrounding area? Let's get into those neighborhoods right now!
Westchase really is the anchor neighborhood of the 33626 zip code and northwest Tampa, but developers took notice of its popularity and available land back in the 1990's and 2000's.
If you're considering moving to this part of Tampa, it's important to understand all of your options.

One of the higher-end neighborhoods is Tree Tops. It is just outside the Westchase boundaries if you head north on Montague Avenue. A luxury community with single family homes, Tree Tops is gated with a large portion of the homes having a lakefront view. The other lots either have a wooded or conservation view. Tree Tops is a great choice for a buyer with a budget of over $800,000 who also wants more square footage and a larger lot. Tree Tops has the same public school zones as most of Westchase - Westchase Elementary School, Davidsen Middle School, and Alonso High School. It is within walking distance to the shops and restaurants in Westchase.
Next up - Mandolin Reserve and Mandolin Estates. These two neighborhoods are located off Citrus Park Drive, just north of Westchase. Both are gated, with the homes in Mandolin Reserve being less expensive compared to Mandolin Estates - with prices from the mid-300's to mid-400's. The lot sizes are less than a quarter of an acre, which is common for the area and price range.
Mandolin Estates, on average, have larger, mostly two-story homes. One of the things I like most about Mandolin Estates is the conservation lots and a large number boast private pools. Lot sizes are about a quarter acre, which is good for the Westchase area.
Mandolin neighborhoods are zoned for Deer Park Elementary School, Farnell Middle School, and Alonso High School. Mandolin's location is in the middle between Westchase and larger surrounding neighborhoods. They offer easy access to shops and restaurants, plus the large public library.
Westchester can be found by driving north on Countryway Blvd. before you get to the Race Track Road intersection. These neighborhoods are great for buyers in the price range of $300-$450's. The house sizes vary, but Westchester also offers smaller homes around 1,700 square feet. This area is zoned for the same schools as Mandolin.
The next neighborhood is my favorite (full disclosure: I lived there for nine years) - Highland Park. Highland Park home styles are similar to West Park Village - with neo-traditional designs, front porches, and other architectural features. All of the single family homes located in the main part of Highland Park were built by David Weekley in the mid-2000’s. Most of the homes are two stories and they offer a good amount of square footage.
Within the neighborhood there are the cottage homes, which have smaller lot sizes, and detached garages that are accessed by an alley. One of the nice features of a cottage home is that there are some with apartments above the garage - either one bedroom or studio sized. Great for a visiting family member or private office.
Village homes have attached garages and larger lots. Some of these homes have a pond view but most have conservation views. I lived in a village home and it was the perfect size and floor plan for my needs at the time.
Manor homes are located behind the gate and have waterfront views of Galt Lake. These homes have generously sized homes and lots. Also within Highland Park, there are lots of different townhouse options.
As far as amenities are concerned, Highland Park has a spectacular community pool, fitness center, playground, park, and is walkable to some restaurants and commercial space. Residents are zoned for Deer Park Elementary School, Farnell Middle School and Sickles High School.
Another great neighborhood in the area is Waterchase. Buyers fall in love with Waterchase as soon as we drive up. It has a manned gate and is spectacularly maintained. Waterchase has several different neighborhoods within its boundaries.
Single family homes can range in price from around $400 to over one million dollars. Depending on what area of Waterchase you are looking at, the homes can have a very distinct look. Some of the smaller homes look almost like ginger bread houses, they have this super cute European look. There are many houses with a Mediterranean style and others that are just big and beautiful. If you have the budget for a Waterchase home, I highly recommend it!
Waterchase has a great community pool area with a slide for the kids, fitness center, tennis courts, playground, and a sports field. There are lots of social activities that are planned here as well! Residents are zoned for Mary Bryant Elementary School, Farnell Middle School, and Sickles High School.
Highland Park and Waterchase are located off Race Track Road, close to lots of shops, restaurants, and professional services. They are also just a short drive away to the Westchase businesses.
Westwood Lakes is off of Nine Eagles Drive, very close to Mary Bryant Elementary School and Farnell Middle School (which are what this neighborhood is zoned for, along with Sickles High School). It is a fairly large neighborhood divided up into smaller villages. Westwood Lakes only has single family homes. It is a very pretty community that embraces the nature around it, and has wide sidewalks.
Homes vary in size and price from the low $300's to around $500,000. The HOA fees in Westwood Lakes are lower than some other neighborhoods, and there is a Hillsborough County park at the front of the neighborhood with a playground and sports fields maintained by the county. This amenity makes living in Westwood Lakes more affordable.
Further down Nine Eagles Drive is The Eagles neighborhood, which is actually in Odessa with a zip code of 33556. The Eagles has a manned gate, two public golf courses, club house, and tennis courts. It is a very large neighborhood with a wide variety of size and home prices. You can pretty much find whatever size home you want with price ranges in the mid-$300’s to the high $600’s with the majority being in that $300,000 - $500,000 range.
The Eagles also embraces the nature around it and it is not unusual to see deer or other animals as you drive through. I once had to stop for an otter crossing the street. The Eagles is zoned for the eagles is zoned for Mary Bryant Elementary School, Farnell Middle School, and Sickles High School.
Just one neighborhood left, guys! West Hampton located south on Race Track Road. You might not even know it's back there! It's a gated community with nice single family home options. If you want the Mary Bryant Elementary School, Farnell Middle School, and Sickles High School zone - don't forget to check out West Hampton.
